Walker Corporation Awards First Stage At Parramatta Square To Built & Obayashi Joint Venture
Walker Corporation has awarded Tier 1 National Contractor Built in a joint venture partnership with Obayashi Corporation (BOJV), the contract to construct Tower 4 at Parramatta Square. Part of the $2.6b Parramatta Square Development, this $400 million tower is the first stage of four commercial towers to be delivered by Walker Corporation.
This iconic and visually striking new commercial building will stand 40 storeys high and offer exceptional views across the city. On completion, Tower 4 will be tallest commercial building outside of Sydney CBD and the largest in the Parramatta Square campus, pending approval of towers 6 and 8. Construction will commence in October of this year, with completion planned for late 2019.

Property NSW has committed as the anchor tenant of the building, which on completion will house up to 6,000 public servants who will move from a number Sydney CBD locations. The Tower is the largest ever government agency leasing commitment in NSW.
Following the announcement by Property NSW and National Australia Bank’s pre-commitment to Tower 3, there has been strong interest from a number of major ASX publicly listed and private companies that are keen to secure what is the premier location in the heart of Parramatta’s CBD. This growing demand for premium quality A-Grade commercial space in Parramatta’s CBD was the driving force behind the recent proposal to change the use of the Aspire Tower from residential to commercial.

This industry leading, mixed-use commercial building will enable Property NSW to establish a dynamic, agile workplace that is well-connected. Employing Walker Corporation’s proven mixed use approach, Tower 4 is surrounded by a breadth of retail, bars, cafes and restaurants that will activate the campus day and night.
Comprising close to 70,000 sq m of office space, the building features some of the largest floorplates in Parramatta CBD, averaging 2,300 sq m. Connected to the wider Parramatta Square precinct and vital infrastructure, Tower 4 will provide access to Tower 6 and 8 Parramatta Square along with the Parramatta train station at ground level.
Ideally positioned above a 3,000sq m retail podium that spills out onto the new Parramatta Square Public Domain, tenants will benefit from a wide selection of eateries, retail and service options to meet their needs. The first seven floors will house the retail precinct, podium floors, childcare centre and shared commercial meeting rooms.
Designed by Johnson Pilton Walker (JPW), the façade is modern and prominent. The internal space offers maximum flexibility and efficiency across floors, providing various options for voids, atriums and inter-connectivity between levels to deliver large open spaces that afford occupants excellent views across the city.
Harnessing the latest in green technology throughout, the building will be built to a minimum 5 Star Green Star As Built Rating in accordance with the Green Building Council of Australia and 5-star NABERS Energy Rating.
Beyond this, environmentally sensitive development practices will be employed to meet the relatively new and stringent WELL Building Standard criteria, to deliver a healthy environment for tenants. This standard measures a buildings’ impact on occupants’ wellbeing and consequently, productivity through a number of initiatives. These include excellent air and water quality, high levels of natural light, flexible working conditions and close proximity to facilities and amenities that promote a healthy and active lifestyle.
4 Parramatta Square is the first of four buildings to be delivered by Walker Corporation, which include Towers 3, 6 and 8 Parramatta Square. Construction of the 42,000sq m 3 Parramatta Square will commence soon after 4 Parramatta Square, having been pre-committed to National Australia Bank. With construction to 6 and 8 Parramatta Square expected to start early 2018. The first two towers will finish consecutively in late 2019 and early 2020 along with the public domain. Towers 6 and 8 will be delivered in 2021.
